Position Title: Assistant Property Controller
Location: Queens, New York

Job Description

This is a newly created role and will help run the day-to-day accounting function whilst overseeing a team of 5 Property Accountants.

Key Responsibilities:

  • Prepare and analyze monthly, quarterly, and annual financial reports for assigned properties, ensuring accuracy and compliance with stakeholders’ requirements.

Prepare monthly and year-end work papers for annual audits and tax returns, coordinating with external tax accountants and auditors.
Monitor daily cash balances and activities to optimize cash flow.
Ensure timely collection of rent and fees from both residential and commercial tenants.
Review real estate escalation, CAM, and late fee calculations to ensure accuracy and adherence to lease agreements.
Prepare real estate tax certiorari and RPIE filings, ensuring compliance with regulations and deadlines.
Prepare and file annual 1099 forms in compliance with IRS regulations.
Maintain the vendor list in the accounting system for accurate record-keeping and financial management.
Manage vendor relationships for assigned properties, including vendor selection, contract negotiation, and invoice processing.

  • Supervise accounting staff assigned to property-level financial operations, providing guidance, training, and support as needed.


  • Bachelor’s degree in Accounting, Finance, or related field.
  • CPA designation or progress towards CPA certification preferred.
  • Minimum of 5 years of experience in property accounting or real estate finance.
  • Proficiency in real estate accounting software (e.g., MRI, Yardi) and Microsoft Excel.
  • Strong understanding of property financial analysis, budgeting, and cash flow management.
  • Ability to work effectively both independently and as part of a team.

Job Type: Full-time

Pay: Up to $130,000.00 per year
