About the Opportunity

This role acts as the central financial authority for the portfolio, partnering closely with senior leadership and property managers to ensure accurate reporting, strong internal controls, and informed financial decision-making.

Position Overview

The Property Controller oversees end-to-end property accounting, financial reporting, budgeting, and compliance. This position blends hands-on accounting leadership with strategic financial insight and is ideal for an experienced real estate accounting professional who thrives in a collaborative, operational environment.

Key Responsibilities

Financial & Accounting Operations

  • Oversee month-end and year-end close processes for real estate entities
  • Prepare and review monthly financial statements, including balance sheets, income statements, and variance analysis
  • Maintain general ledger integrity, reconciliations, and deferred revenue schedules
  • Supervise accounts payable and accounts receivable related to property operations
  • Ensure accurate cash flow reporting and support cash forecasting

Budgeting & Forecasting

  • Lead annual operating and capital budget preparation in partnership with property managers
  • Monitor property performance against budget and identify material variances
  • Provide insight on expense management, revenue opportunities, and financial risk

Compliance & Controls

  • Maintain strong internal controls and ensure compliance with GAAP and company policies
  • Coordinate with external auditors and support audit and regulatory requirements
  • Review leases and contracts to ensure financial accuracy and proper revenue recognition

Collaboration & Leadership Support

  • Partner with Property Managers to interpret financial results and enhance reporting clarity
  • Support senior leadership with strategic analysis and financial reporting
  • Participate in cross-functional initiatives to improve financial and operational processes

Candidate Profile

Required

  • Bachelor’s degree in Accounting, Finance, or a related field
  • 5+ years of accounting experience, ideally within property management or real estate
  • Strong knowledge of GAAP and internal control practices
  • Experience with HOA accounting
  • Proficiency with property management systems (e.g., AppFolio, Yardi, MRI)
  • Advanced Excel skills

Preferred

  • Experience with Vantaca software
  • CPA, CMA, or similar professional certification
